Tenant Placement

Finding the perfect tenant is an art form. With so many factors to consider, you must weigh out your desire to find an honest, quality tenant while also placing someone in your home as quickly as possible without losing too much money. Take all of the guess work out the process today by letting us find and place your tenant!

We start by advertising on all major platforms online, including Zillow, Trulia, HotPads and similar sites. To increase exposure, we also promote your property on the MLS for other realtors who have clients searching for a home. For most properties, we utilize signs in the front yard for people in the neighborhood who may be driving by and didn’t know the property was for rent and also use mailings to people in the area to drum up interest. Once we have their attention, all properties have an “Info” page that features full photos, detailed walkthrough of the property with square footage dimensions and a video walkthrough of the property, so potential clients know what to expect before even stepping foot in the property.

All potential tenants are met at the property for a walkthrough and given specific “pre-qualification” questions to make sure they can afford the property, avoiding potential late rent issues in the future. Once a tenant has met our qualifications, they are put through a rigorous background check to make sure there are no red flags in their past we need to avoid. Doing this ensures their desire to rent the property as it has a fee associated with it that they’ll be paying, along with giving you piece of mind that they have thoroughly been vetted.

Here’s the most important step: before signing lease agreements, we meet each potential tenant for a cup of coffee somewhere near the house to review the lease terms. We use this meeting to get one final impression on the person who will be occupying your home. We are looking for things like: Do they show up on time? Do they ask questions about the landlord? It’s very easy to put on a good impression in a 15 minute walkthrough of a house, but hard to do it again in a sit down meeting over coffee. If everything works out and we are happy with the selection, we move on to the next step.

Once we have a tenant in mind, we present them and their application and background check to the property owners for final approval. If approved, we can facilitate lease signing and either turn them over to you to manage, or we can handle that step for you.

To place a tenant, we charge half of the first month’s rent.
